Most people who look at Vadgaon also look at the localities on either side of it. Towards the city there are Hingne and Anand Nagar on Sinhagad Road, and Karve Nagar and Kothrud across the Mutha. Further out there are Dhayari and Narhe. This is a side-by-side comparison for a homebuyer. It gives no distances, because those depend on where in each locality you live and where you need to go.

The comparison at a glance

LocalityCharacterConnectivityAverage asking rate (₹ per sq ft)
Karve NagarEstablished, across the Mutha from Sinhagad RoadKarve Road and Rajaram Bridge; the approved Metro Line 4A is meant to serve it21,200
KothrudLarge, established suburb in west PuneMetro Line 2 running; an extension to Chandani Chowk approved19,300
Hingne KhurdOlder colonies at the city end of Sinhagad RoadOn the flyover stretch; Metro Line 4 planned along the road18,750
Vadgaon BudrukEstablished suburb with colleges, schools and hospitalsFlyover for the run into town; Metro Line 4 planned along the road13,750
Anand NagarOlder colonies between Hingne and VadgaonAs for Hingne13,600
DhayariNewer to the city, still filling inSinhagad Road beyond Vadgaon; Metro Line 4 planned along the road9,500
NarheFast-growing, popular with students and young familiesMumbai to Bengaluru highway at Navale Bridge6,550

The rates are Square Yards’ average asking rates, roughly current to its September 2026 update. All but Kothrud come from its Vadgaon Budruk page, as set out in the article on 2026 prices. Kothrud’s comes from Square Yards’ Kothrud page, which gives ₹19,300 for September 2026, although its own quarterly chart shows ₹18,800.

Three cautions apply. Asking rates are not what people paid: the same Vadgaon Budruk page put registered deals at about ₹5,800 a sq ft. None of the pages says whether it works on carpet or saleable area. And Square Yards lists an Anand Nagar at ₹13,600 on both its Vadgaon Budruk and Kothrud pages, while Pune has an Anand Nagar in each area, so it is not clear which one that figure describes.

Metro station locations along Sinhagad Road have not been published, so “planned along the road” in the table means exactly that, and no more.

Across the river: Karve Nagar and Kothrud

These are the dearest localities in the comparison, and connectivity and maturity explain most of it. Kothrud already has a running metro line from Vanaz, and the Union Cabinet approved its extension from Vanaz to Chandani Chowk in June 2025, The Tribune reported. Karve Nagar is due a line of its own. At a Maha Metro outreach event in Karvenagar in April 2026, reported by the Free Press Journal, Line 4A was described as linking Karvenagar, Warje and Manik Baug, and the corporation said it was aiming to complete Lines 4 and 4A within four years.

The trade-off is price. At ₹19,000 to ₹21,000 a sq ft asking, against about ₹13,750 at Vadgaon Budruk, the same budget buys noticeably less floor area. If your work, school or family is on the Sinhagad Road side, you also add a river crossing to the daily routine.

Next door: Hingne and Anand Nagar

Hingne and Anand Nagar sit between Vitthalwadi and Vadgaon, at the city end of Sinhagad Road. Their advantage is position: they are closer to Rajaram Bridge, and the flyover, fully open since September 2025, carries traffic over Hingne Chowk and the junctions around it. Square Yards’ asking rate for Hingne Khurd, about ₹18,750 a sq ft, reflects that.

The river is the other half of the story, here and at Vadgaon. The societies that flooded in July 2024 and again in July 2026 are on this stretch: Punekar News placed Ekta Nagar in Anand Nagar when it reported the army’s deployment in July 2024. That does not make every building in these localities flood-prone, since risk depends on the individual plot. It does make the flood line the first question for any building near the bank, and the flood history sets out what to ask.

Further out: Dhayari and Narhe

Dhayari and Narhe are where a budget goes furthest: about ₹9,500 and ₹6,550 a sq ft asking, against ₹13,750 at Vadgaon Budruk. Both are newer to the city. In 2017 the state decided to bring the remaining parts of Dhayari into PMC limits, The Bridge Chronicle reported in July that year, and Narhe was one of 23 villages added in June 2021, Punekar News reported.

Residents’ reviews show where newer areas still lag. NoBroker’s Narhe page, with figures stated as of April 2026, carries complaints about thin municipal water supply and reliance on tankers, broken footpaths on inner roads, and evening jams at the Navale Bridge junction. Narhe’s advantage is quick access to the Mumbai to Bengaluru highway, but the stretch at Navale Bridge has a grim record: Punekar News reported seven deaths in a crash and fire there in November 2025, and two more in September 2026.

Dhayari lies beyond Vadgaon on the road out of the city, so a trip into town from Dhayari passes Vadgaon first. Weigh the lower price against that longer daily run.

Where Vadgaon sits, and how to choose

Vadgaon is the middle of this comparison in almost every sense. It is cheaper than the city end and the localities across the river, dearer than Dhayari and Narhe, established rather than newly merged, and served by the flyover for the run into town, with Metro Line 4 approved but no station list published. The location page covers the corridor, and both developers behind Codename Vybe already build here, as the developer page sets out.

Whichever locality you lean towards:

  • Drive your real commute at your real hour, from the building you are considering, not from the locality’s main junction.
  • Ask about water supply building by building. It varies within a locality.
  • Check the flood lines for anything near the river, in any of these localities.
  • Compare like with like: new launch with new launch, carpet area with carpet area.
  • Do not pay today for a metro station whose location has not been published.
