A specification sheet is the shortest document in any brochure and one of the most important. It lists what you are paying for that does not appear on the floor plan: the kitchen, the wiring, the bathroom fittings, the doors and the windows. Codename Vybe’s runs to seven headings. This is a walk through the lines that matter most, what each one actually promises, and what to check when you take the keys. The complete list is on the specifications page.
Provision is not the same as provided
One word appears again and again on the sheet: provision. A provision is the wiring, plumbing or point that lets you install something later. It is not the appliance. “Electrical and plumbing provision for a water heater” means the pipes and the socket are in place for a geyser; the geyser is yours to buy. The same reading applies to the water purifier, the exhaust fans, the inverter and the solar water heater.
This is normal, and not a catch. It simply means your moving-in budget should include the items behind each provision.
The kitchen
- Platform: a 15 mm thick full-body vitrified tile platform with a double-bowl stainless steel sink. Full-body means the colour runs through the whole tile, so a chip shows less than it would on a glazed tile. Note that it is a tile platform, not granite.
- Modular kitchen with chimney: the sheet does not say what the modular kitchen includes. Ask for the number of base and wall units, the carcass and shutter material, and whether a hob is part of it.
- Piped gas: a piped gas system instead of cylinders. Ask whether the connection will be live at possession, and who pays the gas company’s connection charges.
- Around the platform: ceramic dado tiles up to lintel level, provision for a water purifier, and an electrical point for an exhaust fan.
Power: the 2 kV backup and the inverter provision
The sheet promises DG power backup (2 kV) and an inverter provision for each flat. Two notes on that line.
First, the unit. Volts measure electrical pressure, not capacity, so “2 kV” is almost certainly shorthand for 2 kW or 2 kVA of backup load per flat. Ask which, and ask which circuits in your home will be on backup. A backup of this size is usually meant for lights, fans, the refrigerator, the television and the router, and is not usually sized for air conditioners or geysers.
Second, the inverter provision is wiring for an inverter you buy, not an inverter and batteries. Ask where the inverter point will be, so you can plan space for the batteries.
The AC line works the same way. There is an AC electrical point in the living room and in every bedroom: the power supply for a split AC, not the unit itself. Ask where the outdoor units are meant to sit.
Connectivity in every bedroom
- USB-C point in every bedroom. Useful for charging phones and tablets without an adapter. USB-C wall outlets vary a great deal in output, so ask for the rating if you hope to charge a laptop from it.
- TV points in every bedroom, and TV and telephone points in the living room.
- One router or broadband point. In a home of 1,121 sq ft or more, one router seldom covers every room well. Ask where the point is. A central position helps, and you may still want a mesh system.
Bathrooms and the solar provision
- Glass partition in the shower, which keeps the rest of the bathroom floor dry.
- Granite or marble vanity counter. The sheet says either, so ask which your home will get.
- Ceramic dado tiles up to lintel level on the walls and vitrified tiles on the floor.
- Water heater provision in every toilet, plus an exhaust fan point.
- Solar water heating provision in one toilet. One bathroom is plumbed to take hot water from a solar heater. Ask whether the solar heater itself will be installed on the terrace, and which bathroom is connected.
- Concealed plumbing with CP fittings. The brand is not stated. Ask.

Doors, windows and finishes
The main door is a flush door with laminate on both sides and a digital door lock. Ask for the lock’s make, how it is powered, and whether it has a mechanical key override for the day the batteries run out. Internal doors are laminated flush shutters, and terrace doors are powder-coated aluminium with glass and a mosquito net. Windows are powder-coated aluminium sliders with mosquito mesh. Vitrified tiles run through the home, including the balconies and toilets, and internal walls get gypsum punning and plastic emulsion paint, except in the terrace, toilet, utility and balcony areas.
A handover checklist
Take this list with you on the day you inspect the flat.
| Item | What the sheet says | What to check |
|---|---|---|
| Kitchen | Modular kitchen with chimney, piped gas | Every shutter and drawer runs smoothly; chimney switches on and vents; gas line is pressure tested |
| Platform and sink | 15 mm vitrified platform, double-bowl steel sink | No chipped edges or hollow joints; both bowls drain freely |
| DG backup | 2 kV per flat, plus inverter provision | Which points stay live on backup; where the inverter point is |
| Points | AC, TV, USB-C, router | Every point is live and where the plan says; test USB-C with a phone |
| Shower | Glass partition | Glass is firmly fixed and sealed; floor slopes towards the drain |
| Water | Concealed plumbing, CP fittings, solar provision in one toilet | Run every tap and flush; look for damp below and beside each bathroom |
| Main door | Digital door lock | Codes reset to yours; key override works; battery warning shown |
| Windows | Aluminium sliders with mosquito mesh | Sashes slide and lock; mesh is intact; no gaps at the frame |
| Tiles | Vitrified throughout | Tap for hollow sounds; check for cracks and uneven joints |
Specifications, like plans and amenities, are indicative at this stage and may change as approvals are granted. What binds is the specification annexed to your registered agreement for sale, so compare it line by line with this sheet before you sign. The piece on the lift core covers the questions to ask about the common areas.
